A demonstration site for a fictional lender has one obligation that outranks the rest: anyone who checks should be able to tell immediately that it is fictional. This page is that check, written out.

Chordline Commercial Capital, LLC does not exist. It was invented to present a website template for commercial mortgage lending. It has never made a loan, cannot make one, and has no capital, staff, premises or telephone.

Not here, deliberately

  • No lending licence or registrationChordline holds no mortgage, banking, brokerage or lending licence in any jurisdiction, and is not registered to do business anywhere.
  • No NMLS identifierNo company or individual NMLS number appears on this site. A fabricated number in a real registry format could collide with a working broker’s, so none is published at all.
  • No rates, no pricing, no rate sheetEvery rate, spread, coverage floor, debt yield floor, LTV cap and term range on this site is an illustrative figure chosen to be plausible for the asset class. None is a quote, an offer, a commitment or an indication of terms.
  • No closing-time claimsNo number of days to term sheet, to approval or to funding appears anywhere. Any such figure on a demonstration site would be invented.
  • No volume, approval-rate or award claimsNo dollars closed, deals funded, approval percentage, ranking, award or accreditation is claimed.
  • No reviews, ratings or testimonialsThere are no client quotes, no star ratings, no review counts and no AggregateRating in the structured data. Inventing a person to praise a company that does not exist is a different order of fiction from inventing the company.
  • No named staff and no photographs of people as staffNo biographies, no headshots, no headcount. Stock photographs on this site show buildings and materials; none is captioned as an employee, a client or a borrower.
  • No real address and no coordinatesThe street in the footer is invented — Girder Row is not a street. No latitude or longitude appears in the structured data, and there is no map embed or map link, because a geocoder resolves an invented address to a real building.
  • No founding dateNo “established” year is claimed and none appears in the structured data.
  • No closed transactionsThe nine scenarios are worked arithmetic exercises. No transaction described on this site occurred, and no sponsor, lender, broker, address or closing date is attached to any of them.

True about this site

  • The arithmetic is correctThe nine calculators implement real commercial mortgage mathematics — the three sizing tests, the debt constant, an amortisation clock separate from a maturity clock, S-curve construction draws, and the prepayment structures. Each states its assumptions on its own page.
  • The stated rules are real rulesThe five-unit line between residential and commercial underwriting; the SBA 51% owner-occupancy test for existing buildings and 60% at occupancy rising to 80% for new construction; the $5 million statutory 7(a) cap. These are stated because they are checkable and stable.
  • The phone number cannot connect(704) 555-0142 uses a genuine Charlotte area code with the 555-01YY line range, which the North American Numbering Plan reserves for fiction. It is deliberately not toll-free — toll-free 555 numbers come from a separate database and are not reserved.
  • The email domain cannot be registereddesk@chordlinecapital.example sits on the .example top-level domain, which is reserved by standard and can never belong to anyone.
  • Nothing is transmitted or storedEvery form on this site validates its input and shows a confirmation. No data is sent to a server, written to a database, or read by anyone. There is no backend.
  • Only four preferences are kept in your browserTheme, colour palette, accessibility settings and whether you have seen the storage notice. No analytics, no advertising, no third-party script, no tracking pixel and no fingerprinting.
  • The images are stock photographyPhotographs are licensed stock from Pexels and Unsplash, credited in the repository. They depict no property this company owns, finances, or has any connection to.

Everything removed above is a single edit on a real deployment: real identity lives in one file (src/lib/site.ts), and the lead form has one onSubmit seam that is the only thing standing between the intake and a CRM. The honesty constraints are not a limitation of the build — they are what a demonstration owes anyone who reads it.
